Plans for 1,325 new Docklands homes revealed as part of largest-ever city development

By Katie Mythen-Lynch June 16, 2023June 16, 2023

It’s a huge step forward in Cork’s Docklands revival.

A planning application for the largest residential development to date in Cork city centre is to be formally submitted to Cork City Council in the coming days.

Leeside Quays Limited, (a subsidiary of O’Callaghan Properties) intends to apply for the construction of 1,325 residential units including apartments and duplexes in Cork Docklands at the Goulding’s Site, Centre Park Road and Monahan Road.

The development will provide 658 one-bed units, 465 two-bed units and 202 three-bed units, in ten buildings ranging in height from two to 14 storeys over a single basement.

The proposed development provides for over 25,000 sq.m of public open space, which will include hard and soft landscaping and public realm including play and exercise areas.

A number of mixed-use units have been earmarked for cafés and restaurants with outdoor seating areas, service retail units and a convenience retail store.

A standalone two-storey creche with associated outdoor amenity space is also proposed, as well as pedestrian and cycle links and road crossings.

Cork: A 15-minute city

“Cork City Docklands is recognised as having a key national economic development role,” said Brian O’Callaghan, managing director of O’Callaghan Properties.

“Thousands of jobs have already been created in Docklands and it is imperative that residential development runs parallel, otherwise investment momentum will be impacted.

“This project will be an exemplar for the 15 minute city concept, will be highly sustainable and be served by efficient public transport. It will be, in every sense, an example of the emerging new city and will make an even bigger statement on the attractiveness of Docklands as a location to work and live.”
