Built in 1880, this grand old Sunday’s Well home is ready for a new chapter

They say you can’t have it all.

But your laundry list of house-hunting criteria includes a convenient location, period features, and an enormous garden, you might just find The One up in Sunday’s Well.

Located just off Sundays Well Road at the top of Buxton Hill, Ard Caoin just hit the market at €760,000, offering a rare chance to snap up a tranquil little compound in one of the most sought-after city neighbourhoods.

Sunday’s Well’s association with the name ‘Buxton’ traces back to a stone plaque inscribed with ‘Buckston 1760’ that once stood on a large house (long demolished) in the area. It’s believed to be an anglicised version of ‘Carraigin na Bhfia’ meaning ‘The Little Rock of the Deer’ or Buckstone in Irish.

In the 19th Century, there was a surge of big homes built here for middle-class families. Many of the large houses that exist today date to this period and it’s one of few parts of the city where sprawling lawns and panoramic views are still available.

You’ll find both of these in spades at Ard Caoin.

With a bit of imagination and a little hard graft, this five-bedroom property could be turned into a spacious city home with all the charm of a country pile.

From the large windows and the stained glass double front door to the handsome wood panelling in the living room and an original Aga stove in the kitchen, there are plenty of original features just waiting to be polished up and enjoyed by a new set of residents.

“The house is incredibly beautiful with 2,147 sq. ft of accommodation.” says estate agent Megan Forde of Sherry Fitzgerald.

“Upon entering there is an entrance hallway, a cosy living room, a dining room to the front, a kitchen, and utility on the ground floor. As you make your way up the stairs, the bathroom is located half-way while there are four bedrooms and a shower room on the first floor. The home features high ceilings and beautiful architecture.”

As is the case with many of the handsome homes in this area, the main entry to the home is to the back, hidden behind electronic gates.

A red brick driveway offers ample parking and it’s surrounded by hedges and trees so the property is not overlooked, which offers a rare slice of privacy in the middle of town.

The front south-facing garden sweeps to an impressive 37m (the dream for anyone with notions of urban gardening or a gaggle of energetic kids) and there’s also an outdoor loo and some outhouses that could be used for storage.

Fancy a viewing? You can check out more images from inside the property here and book a viewing by calling Megan Forde on 021 427 3041.
